Choosing an Inspector is an important decision and although we can provide recommendations, ultimately it is a choice that we cannot make for you (sorry, Inspector Gadget is retired). The choice often comes down to asking the following questions and then going with your ‘gut’ on which Inspector will be the best fit for you.
1) Inspection Experience – Construction and other experience is great but not a replacement for years as a Licensed Inspector in this area. Inspectors moving in from out of state deserve a chance, but be aware that they may not be as attuned to looking for the common issues caused by our particular climate and geology.
2) Licensed, bonded and insured – If you are paying for a professional, make sure they are professional and have the credentials to back it up.
3) Inspection Style – The Inspection is the Buyer’s opportunity to learn what makes a home tick. Buyers should make sure the Inspector is willing to have them tag along, at least at the end, to learn about what should go on the ‘honey do’ list, what will need attention over the years and what can be done to keep the home snug and healthy.
Our advice is to check their websites and give them a call to get a feel for what they offer and also check their availability during the busy season (May-August).
