What is a Home Warranty?

Home Warranty Furnace ReplacementA home warranty plan is a service contract covering repair and/or replacement of the systems and appliances within a home’s structure.  Home warranties cover normal ‘wear and tear’ or age-related issues, so it is a GREAT option to head off any concerns about an oldie-but-goodie furnace or a hot water heater that is nearing the arbitrary ’10 year replacement’ mark.  It is also a mark of confidence for a Buyer to know that they are covered if something goes wrong in the first year of ownership.

What a Home Warranty is NOT

A home warranty will not cover anything that is already broken or found to have issues upon inspection. It is not a free replacement/repair but only charges a small service fee versus your normal replacement/repair cost.  It is also not a Home Insurance Policy and does not cover any structural issues or anything outside of the home.

How a Home Warranty Works

As a Seller, ordering a Home Warranty will trigger a complimentary pre-inspection* to assess your homes condition.  Depending on the warranty you purchase, any ‘covered’ items begin to be covered for free during the Listing Period and you will be charged for the warranty at Closing.  The Warranty will be automatically transferred to the new buyer by the Title company at Closing.
