Steering – The Deadliest ‘Sin’ in Real Estate

One of the little-known limitations of a Real Estate license is our legal obligation NOT to do anything that could be considered ‘steering‘ you to or from a neighborhood, town, area or home. Using terms such as ‘best’/’worst’/’dangerous’ etc are all serious infractions that could quickly cost us our real estate licenses.

“Where is the best neighborhood for my kids?”

Beyond the legal ramifications are the logical ones. How do YOU define ‘best’? Do you want a neighborhood teeming with kids with a huge park in the middle or does all of that activity give you nightmares? Would the ‘best’ thing for you be a quiet cul-de-sac outside of town or a house with plenty of land for kids to play? Our job is to dig deeper and learn what will be the best fit for your family, then to help you find it.

“So, what CAN you tell me?”

We can tell you what we know about the market in that area, the construction and development activity nearby, school options, noise/smell concerns, trails and parks and anything else that is good, bad or otherwise. We can make an educated guess as to future values and overall investment quality. We can warn you if an area has ‘decreasing home values’ (i.e. use caution) or suggest that you do your due diligence with the criminal activity map or flood plain maps.
