1. How long have you been selling Real Estate?

The NoCo Home Team has been an ‘official’ team since September of 2011, but we have been independently serving the Northern Colorado Real Estate community since 2005 (Leslie) and 2011 (Dee).  Both Leslie and Dee are passionate about this industry and about doing the very best job for our clients and for the community.  We are fanatical about learning new technology and staying abreast of the constant changes in finance, contracts and marketing.  Our team model ensures a better work-life balance that keeps the smiles on our faces despite daily challenges and keeps us constantly striving to reach our goals of building a relationship-based business for life.

2. What areas do you work in?

Our team focuses on the Northern Colorado Real Estate markets surrounding Fort Collins, Loveland, Windsor, Wellington, Laporte and Timnath. We also do quite a lot of business in rural property areas (and USDA homes) in Evans, Johnstown and Milliken. We tend to sell mostly single family homes, investment properties (rental/apartment buildings) and horse property, but are comfortable selling any real property within our target areas.

3. How many homes do you  sell per year, and is your business made up of  mostly buyers or sellers? How many of each?

  • Total Volume – $11.2 Million
  • Total Sales – 43 Homes
  • Total Buyers – 23
  • Total Sellers – 20
  • Average Days to Offer – 4 (!)
  • Average List to Sale Price – 100%

4. What are your average days on market for the homes you list?

See above. The vast majority of our single family homes sell within the first 1-4 days of listing, investment rentals sell immediately (usually with multiple offers in the first 48 hours) and ranch properties (with their smaller, niche buyer pool) tend to sell within 30-60 days.

5.  What is the average price of homes you sell, and what is your list price to sales price ratio?

Our 2014 sales ranged from a little Fort Collins condo at $122,000 up to an amazing Old Town stunner at $609,500.  Our average sales price was $275,000 for all sales and our average listing price was $256,000.  This average is reflective of our First Time Homebuyer and First Time Seller programs, which do tend to be at a lower price point (but are so rewarding regardless!).
