Wondering what stays with your house when you sell it?  Anything that is a ‘fixture’ or – in simpler terms – anything that requires a tool to remove.  Any tool.  Crowbar, shovel and screwdrivers all count.

I like to let that sink in a second.

So, if its screwed, nailed, glued or bracketed to a fixed surface it is expected to stay with the home.

(You just took down your flat screen TV, didn’t you?)

If there is anything in your home that you love that fits that description then make sure to remove it prior to Listing or be prepared that the Buyer may ask for it.

What is a Fixture?(Wait, stop digging up Gramma’s rose bushes, we’ll make sure to Exclude them)

We can always list large items (mounted televisions for example) as Exclusions, which tells the Buyer that you are specifically NOT leaving those items behind.  The Buyer can still ask for them, mind you, but it does help to cover those items that you intend to take with you.
